New layers are applied to a weak, wet or unprepared substrate

FAÇADES & EXTERNAL WALL INSULATION · ISTRIA
A façade is not just the final colour.
It protects the entire building.
New façades and façade renovation in Istria — substrate inspection and preparation, thermal insulation, reinforced base coat, openings, plinth and finish coat delivered as one compatible system.
THE BUILDING ENVELOPE
A façade can look finished and still fail at the substrate and details.
Cracks, moisture and thermal bridges are not repaired with a thicker finish coat.
Before work, we verify substrate strength and flatness, moisture, transitions between materials, plinths, openings and penetrations. Preparation and layer sequence are then defined for the design, actual condition and selected façade system.
SCOPE OF WORK
A complete façade system, not a sequence of disconnected layers.
- 01Inspect the substrate, measure surfaces and record critical details
- 02Protect windows, doors, stone, roof edges, terraces and surrounding surfaces
- 03Clean, repair and prepare the existing substrate
- 04Install insulation and mechanical fixings to the selected system
- 05Execute corners, drip profiles, mesh, reinforced base coat, reveals and plinths
- 06Apply primer and the agreed finish coat, inspect details and remove protection
DETAILS THAT DECIDE DURABILITY
Four places where a façade most often loses durability
Plinths, sills, openings and penetrations lack a clear drainage detail
Adhesive, mesh, primer and finish coat are mixed without system compatibility
Drying time and weather limits are sacrificed to an unrealistic deadline
HOW WE WORK
Five controlled stages from inspection to handover.
- 01
Condition and requirements
We review drawings, actual conditions, access and the expected finish.
- 02
System and proposal
We define the included build-up, quantities, protection, finish standard and open items.
- 03
Preparation
Access and protection are organised and the substrate or supporting construction is prepared.
- 04
Execution and control
Work is checked at the points that will no longer be visible after the next layer.
- 05
Final review
Details are inspected, corrections recorded and the work area handed over in the agreed condition.
COMPLETED TECTON WORK
The envelope must connect protection, detailing and architecture.
This completed Tecton house shows where façade finish, stone, openings, terrace and plinth must work as one external system.

FREQUENTLY ASKED QUESTIONS
Answers before a reliable proposal.
01Do you build new façades and renovate existing ones?+
Yes, where the proposed intervention is technically suitable. For renovation we first establish the cause of damage, substrate strength and whether the existing build-up can be retained or repaired.
02Do you work with EPS and mineral wool systems?+
Yes, when they suit the design, the building requirements and a compatible product system. Insulation type and thickness should not be selected on price per square metre alone.
03Can you price a façade from the house area?+
Area is only a starting point. Substrate, height, scaffold, openings, reveals, plinths, sills, access, repairs and the selected system affect the real cost.
04How are cracks in an existing façade repaired?+
First we determine whether they are superficial, substrate-related or caused by structural movement. The repair follows the cause; mesh and finish coat alone are not a universal solution.
05When is the best time for façade work?+
The selected system determines acceptable temperature, rain, sun and wind protection and curing times. The programme is confirmed for the location and expected duration.
